Value Add Investments: Multifamily

We find and acquire multifamily properties that are distressed, have under market rents, deferred maintenance, and/or outdated finishes. Once acquired, we start from the top and begin to implement the various surefire strategies we use to add value. This includes renovating to a modern standard, adding amenities and services, and reducing operating inefficiencies. We move quickly to ensure a strong return on investment by using these strategies to justify market rents.

Value Add Investments: Retail

We target retail buildings that have below market rents, deferred maintenance, and gross leases. Our main strategy is based on renovating the exterior and interior when necessary to increase foot traffic, raising rents to market, and converting the gross leases into NNN leases. This provides an excellent opportunity to capitalize on the recovery of expenses and increases in income to generate a healthy return on investment.

Consulting & Partnerships

Many owners and operators have properties that fit our model perfectly but for any number of reasons they are not implementing these strategies. We will partner with these owners and implement the strategies ourselves, creating value for them to increase their equity, increase cash flow, and give them the opportunity to cash out by selling at the new value or refinancing.
